In the last MRMLS newsletter, ALL of the different listing status options were defined.  If you would like to review those definitions, please click here.

 

MRMLS has been made aware that there is still some confusion about how to properly use the WITHDRAWN and CANCEL options.  Hopefully this will clarify any confusion:

 

 

 

 

Withdrawn (W):

 

Definition: a valid listing contract is in effect, however the property is no longer being marketed.

 

Example: The seller decides not to sell the property, but DOES NOT cancel the listing agreement with the agent.

 

Important Tip:

·         Either Broker or Agent has permission to Withdraw listings. 

·         Using Withdrawn as a substitute for Cancelled is not acceptable and is a status violation.

 

 

Cancel (K):

 

Definition: the listing agreement between the agent and the client has been canceled.

 

Example: Both the seller and agent decide to cancel the listing agreement all together.

 

Important Tip: Only Brokers & Office Managers have permission to Cancel listings.
