Describing Commissions on the MLS


Understanding the different ways to describe commissions on the MLS often can be misunderstood. Selling Office Compensation is a required field and must be entered as a percentage or fixed dollar Amount.  In addition, any specific conditions related to estate sales, probate listings, auctions, sales dependent on lender approval or other special circumstances must be entered in Agent Remarks. New Feature: Duplicate Listing Warning


You get a new listing, you try to enter it in the system, but you get a duplicate warning…How come?

 

Prior to submitting a listing, MRMLS Matrix will notify you with a warning if your property already exists in the system.  Per the CARETS Data Integrity Standards, entering an existing active, back-up, pending, hold or withdrawn listing is a violation.

Approximately half of all mortgage loans are sold from one lender to another, often because the original lender is not equipped to collect payments, manage escrow accounts, pay taxes and insurance, respond to questions, and prepare payoff statements when the home is sold or refinanced.  Some borrowers may receive letters in the mail alerting them of the sale of their loan a few days after closing, while others may not receive a notice for years.

CARETS Data Integrity Standards End User License Agreement


On June 15th, upon logging into MRMLS Matrix you will be required to accept the CARETS Data Integrity Standards End User License Agreement.   After you accept these terms you will have access into the Matrix system.

When Should I Report Status Changes?


Listing status violations are the most reported violations to MRMLS, however the rules are relatively simple.  In section 10.2 of the CARETS Rules and Policies, listings with an accepted offer shall be reported or input into the MLS database as "PENDING" or "BACK-UP" within 48 hours by the listing agent or listing broker.

It is the listing agent's responsibility to report status changes within 48 hours of an accepted offer, regardless of contingencies.  Furthermore, when a listing's status is changed to SOLD, HOLD, WITHDRAWN, CANCELLED or LEASED, the listing's change in status must be reflected in the MLS system within 48 hours.

Are Your Clients on AOL? Please READ!


America On Line (AOL) actively blocks spam email for their users.  Unfortunately this approach also tends to block emails that your clients want to receive.

 

If your clients use AOL mail, they may not be getting your emails.

 

If clients mark your MRMLS Matrix Emails or Auto-Emails as junk or spam, AOL receives that as a complaint.  If AOL receives enough complaints they block the entire system.

 

The MRMLS Matrix Email and Auto Email function was created for agents and brokers to communicate directly with clients.  The MRMLS Matrix Email and Auto Email function is a communication system, and should not be used as a marketing system.

Virtual Office Website


Virtual Office Websites (VOWs) are Internet sites operated by brokers and agents through which they conduct online brokerage.  VOW's enables Brokers and Agents to establish relationships and work with registrants (consumers) in cyberspace. Consumers who access VOWs can search and view all MLS listing data after registering and providing their name and email address to the participants.  A VOW can be a website or page on a website.  Consumers will need to sign a term of use agreement (provided by the Broker) to access the data and their passwords must be changed every 90 days.

Having Problems Listing or Modifying?


As of February 11th, 2009, Sale Type, VOW AVM, VOW Blogs, Send listing to Internet, and Send Address to Internet are mandatory fields in the Matrix.  Agents are required to indicate their listing as Standard Sale, In Foreclosure, Notice of Default, Real Estate Owned, Short Pay /Subject to Lender, Probate Listing, or Auction property.  By default, VOW AVM (Virtual Office Website Automated Valuation Model), VOW Blogs, Send Listing to Internet, and Send Address to Internet are set to "Yes" in Matrix.

CDOM Now Active in MRMLS Matrix


The Cumulative Days on Market (CDOM) counter is now active at MRMLSCDOM tracks the total days a property has been on the market, irrespective of the broker/agent who has the property listed.  CDOM continues counting as long as a property is in Active, Backup, Contingent and First Right of Refusal status. CDOM only stops counting when a property moves to an off-market status, such as Closed Sale, Canceled, Expired, on Hold, Leased, Pending, or Withdrawn. If a property is off the market for more than 60 days, the CDOM counter is reset to zero, unless it returns to an on-market status from Pending, Hold, or Withdrawn, in which case it resumes counting where it left off. Foreclosures Driving Price Declines


Foreclosures are driving price declines.  Riverside and San Bernardino areas are most affected.  Fifty-six percent of homes sold in Riverside County in March were foreclosures, which caused the area’s median price to drop 27 percent to $306,250.  San Bernardino’s median price fell 28 percent to $265,000.  Orange County continues to be the most expensive market in the region at $406,000, which was 20 percent below last year’s median price for March.

    Sale Terms Now OK in the Property Description Field


    Effective October 1, 2007, MRMLS has changed the policy regarding the Property Description field. Members are now given greater freedom to enter legal, community, or sales terms into the Property Description field. Be aware, the Property Description field is viewable on REALTOR®.com and other websites that use our IDX feed. Since this information is publicly disseminated, make sure you have your broker/seller’s permission prior to submitting your listing.
