You’ve seen the “Estimated COE (Close of Escrow)/ End Date” field in MRMLS Matrix, but entering a date in this field DOES NOT PREVENT you from getting a listing violation.
The MRMLS Matrix system will send you THREE (3) reminders PRIOR to the date you entered, but YOU must update the status MANUALLY.
After the Close of Escrow you MUST CLOSE the listing OR EXTEND the Estimated COE/End date (in the event escrow has been delayed) within 48 hours of the COE date that you input into the system.
Important Tips:
· The “Estimated Close of Escrow (COE)/ End Date” should be a best estimate date of the actual sale.
· Failure to update the status of a listing within 48 hours after the reported “Estimated Close of Escrow (COE)/ End Date” will result in a violation being issued. To avoid a violation you must either:
1) Update your status manually – or –
2) Extend your Estimated COE/End Date within this 48 hour time frame.
· The system allows for changes up to 10 days after the closing in case of unforeseen circumstances. However, you MUST update status changes within 48 hours, or it is a VIOLATION.
